Plastic Fascia & Soffits

Terminology: Soffit is the boarding that lays horizontally in between the fasia board and brick work. Fascia board is nailed vertically to the end of the roof rafters; it supports the soffit, and gutting is also secured to it. There are several types of soffit and fascia.

Fascia: There are two methods of installing plastic facia. The first is to use a thick self supporting profile that is nailed directly to the rafters; we call this replacement fascia (figure 1) as old timber fascia has to be removed before this can be installed. The second method is to retain the old timber fascia and clad it with capping fascia (figure 2) which is thin and needs to be supported by the old timber fascia. Of the two methods, using replacement fascia is by far the best method. It is alleged that plastic capping fascia can trap moisture causing the existing timber fasia to rot. Both types are available in various heights. From figures 1,2 and 4 you will notice a green colour on the products; this is a protective film and should only be removed during installation. Looking at figure (5) it can be seen there is an irregular large piece of fascia where the diagonaly oriented barge board fascia meets the horizontal fascia; This is called a 'boot' and the tallest of fasia is required for this.

Figure (2): Capping fascia profile.

Soffit: There are two types of soffit: hollow or solid. Solid is more expensive but gives a smooth finish; See figure (4) and (5). Hollow is cheaper and has a ribbed appearance; See figure (3). The solid soffit is available in a vented type, as illustrated in figure (5). All soffits on new properties and extensions have to be vented. Both types are available in various widths.
